A Probate Success
Sold! We are excited to share the success story of a recent Kelaidis Group closing that was 8 Months in the making.
It all started when one of our colleagues in the Engel & Völkers Sonoma County shop introduced us to her client, who needed help with a probate transaction. Probate sales can be particularly tricky in California and even more so in this case, as the last remaining heir was living in Europe.
Nonetheless, we got to work in June of 2022. The first step was to help our client find a trusted attorney to navigate the legal aspects of the probate property. Then, with our client's best interests in mind, we worked tirelessly to streamline the process and make things as smooth as possible. Eventually, after a long waiting game, the court designated an administrator.
After meeting the Administrator at the property for the first time, we quickly discovered that the property had a lot of deferred maintenance. However, we saw the property's potential and worked hard to get it ready for sale. We paid upfront for necessary repairs to ensure the property was in an appropriate condition for showings. Providing the service to front the money for certain things is critical in a transaction without liquid assets to pay for repairs.
The most important aspect of our work on this transaction was our commitment to going above and beyond for our client and providing constant communication to our client in Europe. We handled all the paperwork and negotiations, offering guidance and support throughout the process. Our client was dealing with a challenging situation, and we wanted to make things as easy as possible for them.
In the end, our hard work paid off. After just a week on the market, we received over eight offers, many of which were all cash. We were able to sell the property at a great price for our client, who was quite happy with the outcome.
